What Should a Roofing Estimate Include?

A roofing proposal should tell you enough to understand what will be installed, what can change the price, who handles the work, and what protection you receive afterward. A one-line total makes meaningful comparison almost impossible.

Materials should be specific

Look for manufacturer and product line, underlayment, starter, ridge material, ventilation, flashing approach, sealants, and accessories.

Tear-off assumptions should be stated

How many layers are included? Is disposal included? What happens if the crew finds extra layers or damaged decking?

Property protection deserves a line item or clear description

Ask how landscaping, windows, gutters, driveway, attic, and interior spaces will be protected from debris, nails, vibration, and weather.

Price-change rules should be understandable

Decking repairs and hidden conditions are common sources of change orders. Unit prices or a clear approval process reduce surprises.

Bring this checklist to the estimate

  • Product names
  • Tear-off/disposal
  • Decking unit price
  • Flashing/ventilation
  • Permit responsibility
  • Payment schedule
  • Workmanship warranty
