Build a scope matrix
List demolition, plumbing, electrical, ventilation, framing, drywall, waterproofing, tile, flooring, vanity, fixtures, glass, paint, trim, permits, and cleanup. Mark each item included, excluded, or unclear.
Normalize allowances
If one quote carries premium fixture allowances and another carries entry-level allowances, the totals are not directly comparable.
Look for project management
Who schedules plumbers, electricians, inspectors, tile installers, and glass? Who keeps you informed? Coordination is real work even though it is not a visible fixture.
Read the change-order language
Know the markup, approval process, and how hidden conditions are documented. A cheap base price with vague change-order rules can become expensive quickly.
Bring this checklist to the estimate
- Same layout
- Same fixture quality
- Same waterproofing
- Same electrical/ventilation
- Same cleanup
- Same warranty
